How to run a safe showing and read an offer without panicking.

Pre-qualify buyers, never show alone, read every line of the purchase agreement.

01The one-question pre-qual

When someone requests a showing, reply: 'Great β€” before we schedule, are you pre-approved with a lender, or paying cash?' If neither, say you can show on the weekend and let them come to an open house β€” or send a lender referral.

02Safety: never show alone

Have a spouse, friend, or neighbor present. Meet the buyer outside first. Collect a photo of their driver's license before unlocking. It's standard β€” no offense taken.

03Reading an offer

Four lines matter: purchase price, earnest money (should be $2–10k), financing contingency (the days they have to get a loan), inspection contingency (days + scope). Everything else is boilerplate or negotiable.
